Description
The Summer Development Analyst will work closely with the Development Sourcing Team on underwriting and evaluating multifamily development opportunities in key markets throughout the Western US. The Summer Analyst will be responsible for all analytical aspects including underwriting, market research, site feasibility, and ad-hoc assignments with the goal of providing decision support to the analyst team. Over the course of the program, interns will have an externship at Parse Capital (for-rent residential Joint Venture & Preferred Equity) and a final “Capstone” project, including an IC-style presentation in the final week of the internship.
Underwriting/Analysis/Reporting
Primary Roles & Responsibilities
- Assist with the underwriting and evaluation of TWC development opportunities, including assessment of site feasibility, constraints, and deal risks and merits
- Work with internal analyst team on market development initiatives including reviewing new potential markets, supply and demand characteristics and other various projects as needed
- Utilize numerous sources to produce and define rent, sales, and land comp surveys for potential development opportunities
- Research zoning, special assessments, density restrictions and municipal requirements for potential developments
- Compile development pipeline data for TWC’s respective markets and conduct ad-hoc market analysis as needed
- Professionally communicate both internally and externally through email and the telephone
- Work with Senior leadership to evaluate pipeline and conduct internal deal reviews
Special Projects / Other
- Real estate-oriented Excel training course prior to beginning the internship
- Completion of excel training modules
- Cross-functional presentations from business units across Parse Capital & The Wolff Company including portfolio management and tax
- Lunch and learn opportunities with various departments including execution and asset management on the allocator team and design, legal, and construction on the development team
- Phoenix market tour of potential development sites and rent comps
- Assist with internal data management and organization
- Recurring meetings with dedicated summer-long mentor(s)
Capstone Project
- During the final two weeks of the internship, interns will be responsible for underwriting and evaluating an assigned development opportunity
- Scope of work will include investment model, market summary, site feasibility, and merits & risks to the transaction
- All information will be presented during the final week of the internship to a mock Investment Committee (including executive leadership) for the potential transaction
Requirements
- Business degree, preferably Finance, Economics, Real Estate, Engineering, Architecture, Construction Management
- At the time of internship, ideal candidate is between junior & senior year or senior & masters of real estate
- Strong analytical capabilities
- Excellent interpersonal and written communication skills
- Detail-oriented and self-motivated
- Ability to interact with internal and external parties professionally in a fast paced, high-energy environment
- Ability to be an independent worker with a team player attitude
- Comfortable with MS Excel basics
